Construction Projects Coming Down the Pipeline

KWA Construction has been fortunate enough to stay very busy in 2014. We are excited to share with you some details on multifamily projects that are currently under construction.

Center Place Phase II

Center Place is a 2-story garden style apartment located in Arlington, Texas. KWA Construction signed a contract to build phase two of the project. Originally the project was going to be developed over 10 years ago but was put on hold. The area currently has mid-range rents; however, the addition of the second phase of the property will likely increase market value for the neighborhood. Onsite amenities will include a children’s playground area and dog park. Construction challenges faced on this project include working around an existing complex on one side and a single family neighborhood and school on the two remaining sides.

The Millennium

The Millennium is a HUD project located in McKinney, Texas. This tax credit property is a hybrid of a garden style layout with urban infill design influences. The product is designed to provide increased densities in a suburban environment. The exterior of the buildings is primarily masonry to match the feel of its McKinney surroundings. The Millennium is very similar to Taylors Farm in the interior look and feel. This project marks the third job with property owner Ground Floor Development.

Summit Parque

Located in North Dallas, Summit Parque is an urban infill property in a very small and very tight space. One side of the project is bordered by LBJ freeway with existing residents on the other side of the property. There will be two levels of structured parking and a podium under the five-floor apartment building. The façade of the building will match its urban surroundings while maintaining residential appeal. A terrace and deck area will be accessible on the top of the parking garage. The terrace will be laid with synthetic turf lawn and will feature a play area and an oversized chess board. Summit Parque, LLC, owner of the property, has allocated roof space for solar panels to reduce energy use and operational costs.

Rise on Spring Cypress

Located in Spring, Texas, Rise on Spring Cypress is another hybrid development combining the garden style layout with urban infill design influences. At four stories with elevators, this is an atypical garden style project because, typically, garden style projects are two to three floor walk-up apartments. The property features a large detention pond which becomes a central feature around which some arbors and designated BBQ areas are located. Rise on Spring Cypress will be the largest project, by contract value, KWA Construction has build to date.
